Preferred Capital President/CEO
Mr. Perate is the founder and Principal of Preferred Capital. Preferred Capital
is a specialty lending company. Mr. Perate is a 20-year veteran of the Philadelphia area lending
community. Mr. Perate was formerly a Vice President and Sr. Business Development Officer (BDO)
with Heller Financial, where he was the company's top-producing BDO for the entire East Coast.
Prior to his position at Heller, Mr. Perate held the position of Sr. Vice President of Sales at
American Business Credit, Inc. where he managed the sales and market operations with a staff of
45 sales professionals. Mr. Perate was also with TMSIC/First Union Small Business Capital for
over 10 years. During his career there, he served as a Regional Sales Manager, VP of Marketing,
and BDO/Loan Officer. As an SBA lender, Mr. Perate has funded in excess of $200 million of SBA
loans, assisting over approx. 800 small businesses and retaining and/or establishing approx.
6,000 jobs in the small business community.
Background
Mr. Perate’s initial training in the finance and banking industry was
with Continental Bank, Philadelphia.
He received Political Science and
Finance degrees from Alvernia College. In addition to his
bachelor’s
degree, Mr. Perate has furthered his studies with Master’s Program
courses in
Sales Force Management, Essentials of Management and
Hotel Finance taken at
St. Joseph’s University, Pennsylvania University Wharton School of Business, and New York University.
Excellence
Mr. Perate, considered by many to be an expert in SBA finance, has
been featured on CN8's "Money Matters Today", a Comcast television
program, and is a contributing writer to Commercial Mortgage Insight,
a national commercial real estate publication. Mr. Perate is on the
board and acts as treasurer of the Chester County Commercial Industrial Investment
Council (CII), is on the board of Tristate Commercial Industrial Association of Realtors, as well as serves on several key committees and chairs the Annual
Golf Outing for this group, and is a member and speaker with many
national and area professional commercial real estate, franchise and
business associations.
